Excellent post Skinny. It is amazing the number of people that believe a free service is going to give an accurate appraisel. In fact as you stated it is purely what someone gauges the value of the domain as and what they plan on doing with it. If they believe that they can make millions from it then they are going to be willing to pay an extreme premium to secure the domain they really want. Alot of selling a domain is waiting for that right person and moment.
