Advertising rates and when to expect to get advertisers

I'm going to allow the following types of advertisements on my website:

-Banners and text links on my website

-Banners and text links in the windows of my software

-Having the animated character in my software speak out the ad text, and
then a yes/no dialog box prompting them to visit the sponsor's website. If they click yes, they'd be taken to the website.

-Monitoring the websites the user visits. If a website contains a specific keyword such as "sports" a lot, then only the ads related to sports would be displayed.

-Moniting the user's activities,e.g if he's using flash,or is writing an HTML document, the character would speak up the ad text from a web development firm.Thats just an example!

-All of the ads in the software would be randomly retreived from the website and rotated around so that the user doesnt get to see the same ad all of the time.

(I'm going to include a description of all of this when the user is about to download the software so that it isnt qualified as adware. Also, the paid version of the software wont include any ad related stuff).
So,how much do you think I should ask for these advertisements?I mean what'll be the CPM,CPC,or anything else that would matter.

My other question is,when should I expect to start getting the advertisers?I mean, about how many visitors to my website,or about how much downloads of my software will i need before I should expect to start getting advertisers to pay me.Also,do you have an idea of about how much time it would take?

In case you need to know,my niche is Bodybuilders.

Correct me if I'm wrong but that's a spyware technic. I would avoid from doing something like that. Besides the ethical effects it also brings lots of legal issues.

I guess you're right.I also figured that I'd get better rates if i target the advertising on products related to my niche only.By the way,my niche is bodybuilding.Anyway,I've changed the following stuff:

to:

-When the users first run the program, ask them what their current state of bodybuilding is,e.g bulking up,fat loss, etc. Then display only the ads related to his state. For example, display ads of supplements if he's bulking up,and displaying fat loss product's ads if he's trying to cut down. Also, ask them what their interests are. And,if need to display any ads other than bodybuilding, display only the ads that are related to the user's interests.

-Display specific ads or have the character speak out the advertisement when the user is doing a specific thing.E.g,when he's viewing his progress report graph,do a fat loss ad,and when he's entering his new stats, display a supplement ad.I might even ad a script that detects if the user is not getting the results that he wants, and exactly then display the new ads.

Please give me suggestions on what I should charge for these ads.
