If out of date information from a "free" source is what you are after. There is no quick fix when it comes to proper research, trying to take shortcuts is one of the most common mistakes people make in marketing.

Google keyword tool is a popular and good option. It readily displays the number of searches monthly, daily, etc. But you can use other tools as well. Another technique that you can use is to check the keyword used by your successful competitor.

Popular does not always mean the best. Google keyword tool is geared towards "Ad Words" and not keyword research for websites. If you do use keywords from your competitors you still need to do proper research because your competitors may not know how to do proper keyword research and they may be targeting the wrong keywords.

I tried several Keyword Research including trial version of Wordtracker and Adwords Keyword tool. I found that all tools suggest lot of irrelevant keywords, since database would not searches related to for example, serviced apartments or 'IT staffing services'. I have learnt to distrust search volume estimated by Adwords tool.
Currently I am using common sense, client's knowledge, and Adwords tool. After few months, I refine keywords based on ranking data from Google webmaster tool (top search queries report) and keywords report of Google analytics.

While choosing the keywords for your website you have to take care of following things-
Competition on that keyword (Low competition)
Local global search traffic for that keyword (High search)
That should be relevant to your website
You can use the Google adword tool to consider the above things while choosing the write keyword for your website.

Not sure where you copied and pasted this from but it sounds just like what those so called gurus used to preach.
Low competition and high searches is a joke! This is not proper keyword research and especially using adwords tool. Are you doing adwords ?? if not then why are you using a tool for adwords ??
What you pasted here is exactly why many fail at proper keyword research and never see the rankings or traffic they desire.

some good are wordtrac, its paid version is better,
but instead of going indirectly, why dont you sneak into googles database directly.
try googles keyword tool here:
Code:
https://adwords.google.co.in/o/Targeting/Explorer?__u=1000000000&__c=1000000000&ideaRequestType=KEYWORD_IDEAS

Wish I had a $1 every time someone said "google keyword tool" The amazing part is most still do not get it and this post is proof of that. Ad words keyword tool is just that, for ad words.
While the tool can provide some useful information it is by far the be all and end all of keyword research. The information is limited (on purpose by google), because a keyword has 1,000 searches a month showing on ad words does not mean it has 1,000 searches.
It means all the related and semantics has a grand total of 1,000 searches (again done on purpose by google).

This choice can only be created depending on what key functions places the application apart from others and how useful the details produced from it is. Improvements like the application programs search term locater will see great volume.

Google have more than a 95% share in the world search market!!!
if you conquer google, you will hardly need any search engine from thousand of others
so if any keyword has 1000 search volume, so adding all the search engines in the world, it will have 1050 searches in total (according to its %share in search market)
