What to expect?

I am currently using a template real estate website with a lot of flash. I am having a custom website done, that will be more SEO friendly. Should I expect to gain better rankings from a custom website? Also, will it be easier to increase my PR?

Flash elements are fine. If the navigation is in flash only, that could be an issue.

Most rankings are not achieved through on-page elements, though. They are achieved through links, domain authority, anchor text.

My website is not yet built. I have been working on my backings the last 4 months on my website lukebouman.com and am doing alright. I just noticed that the domain realestate-holland.com is available. Would I be better off in the long run starting my new website with a new domain and starting over, or is the name of the site not that important? I was planning on just getting a new site and keeping the domain...I could really use your advice and suggestions.

Finished first your website first... No underconstruction... Then put nice contents and gather links more links... quality links I mean...

Don't worry about domain.. You can get a good domain after you finished your websites theme....

The benefit of having an old domain is that the SE consider it as having some authority compared to other and that it has an existing PR. But if you are planning for a long-term web presence, I would advice to brainstorm your domain name that suits your company name for future branding. And yeah, you need first to build your site and complete the content. If you are not a designer in profession, I suggest to hire a small web design and development company to take care of the site's design and development. This might cost you several grands but, I'll tell you now, the pay-off is good.
