Copy guide for buying text links?

Is there an article or guideline for writing SEO friendly copy for my text links? I have some leads on very content relevant sites for a good monthly rate. I want to write the right stuff you know?

As far as I know buying text link is again Google TOS...

That sucks. It says very clearly that "Buying or selling links that pass PageRank" can affect your SERP. I got the impression reading posts (and I think V7 blogs too) that text links are still ok.

What I want to buy is a text ad on a very relevant page. Is that going to be ok? It's not part of a link scheme... will Google care and still penalize myself and the seller? (I was hoping NOT to have rel=nofollow!)

my question still stands I guess, but i would still like to hear discussion on my risk if we do NOT use rel=nofollow.

I still need some help writing the copy, unless you tell me SEO is out the window with rel=nofollow present.
