Regarding Black Hat Technique
This is an Unethical SEO. Search Engine Optimization techniques and methods are employes which fall outside of the guidelines issued by the Major Search Engines such as Google, Yahoo and MSN etc., Implementing of this type of Search Engine Optimization may provide short term gains for your website's
If you are discovered as using these techniques you can be placed under a penalty by the Search Engine.

I think that some of the items on the list above are widely used all over the net...
Some doesn't mind whether its a "black hat technique" as long as they find it effective...
But everything has consequences...

I rather go for white hat than black becuase your keywords will rank at search engine but not in a long run.

Almost everybody can do it...

That's why most blackhats spend their time focusing on their own affiliate sites, that they can quickly monetize before they're banned from the serps. The problem is when legitimate businesses wreck their long-term chances by being conned into using an SEO service that relies on said techniques.
Many businesses almost certainly won't care about adhering to Google's guidelines if it will get them to the top 10, it's only when they're penalised that they'll realise it was a bad idea in the long term. Unless they're living on a caribbean island from the proceeds of spending a few months #1 for '******' that is...
