thanks, nice read, interesting
however, i still wonder how it effects the site, like the load up time, please give me your honest opinion on my site. www.westwoodnetlease.com , it's a small flash at top, do you think that effects robots coming to site at all, or will effect page PR or hurt me in ANY way?

Dont worry about losing PR. It will not harmed you in that aspect.
Luckily Google able to extract text flash(thats good right?). And as long as you dont have a flash website(50-100% flash based), it still good. As i see your site, i believe that its fine. Dont worry about it, what you should be worry about is being penalize in google regarding duplicate content issue...
Check your domains:
http://www.1031-nnn-properties.com/
http://westwoodnetlease.com/
Is this both yours?

I looked at the site through an seo text browser and it is reading your text fine. From my experience flash headers similar to yours do not harm your site seo wise in any way.
However looking at your sites structure and coding I would recomend other things that could be done to increase your rankings.

i see. but it seems that your redirection is not yet complete..
when i type http://www.westwoodnetlease.com the http://www.1031-nnn-properties.com/ shows. Redirect first http://www.westwoodnetlease.com and http://www.1031-nnn-properties.com to http://westwoodnetlease.com. When i type your title in google, the old domain shows up, it means that google treat your old domain more important than the new one. Correct your 301 redirects first.
I dont think you've been banned in Yahoo or in Google since your site was still indexed by them. What i think lacking in your site is backlinks. You only have 20+ of them in yahoo which was bad for a domain 3 years old. Get a decent number of backlinks...

It is very difficult to do SEO for flash website, very low chances of getting rankings on targeted keywords.

well, let's make it a bit simpler, for usability issues, flash are not advisable especially for some pcs that needs to install flash players...
Second, flash may slow websites...
To optimize flash banners, just put alt attributes, or just use gif instead of flash

I've read about flash add-ons about this matter, and when you install it creates a flash document out of your flash website so whenever the robots crawl your flash website it also crawl the html version of it.

there's also one method so that you can add content for a full pledged flash site, but I'm not sure if it still helps. its like the <noscript>Content</noscript> used to help browsers that couldn't run Java scripts. I can't remember the script but I think is like that.
Well, there are full flash sites that still ranks, and this might be because the backlinks are strong.
