Brick and Mortar Business Looking to Create Site that Sales - % Offer

I am a business professional with a few opportunities I would like to share with any skilled, willing, and ambitious Web Site Designer. I have experience in web site design and have created 4 or 5 from scratch using HTML, Javascript, VBScript, and Photoshop in the recent past. The past few years I have hired out the initial website design as I realized my time was more valuable when focusing on my highest profit skills: Entrepreneur, Analysis, Consultation, etc. It has been a road of one disappointment after another. I have found that companies I hired out offered a Web Site Design service when I really wanted a Web Site Designer who provided a working website! I define a working website as the following: A website that results in direct sales or good leads for direct sales.

I am looking for a Web Site Designer who can assist me in creating an intuitive website for one or all of the following opportunities.

Commercial Real Estate Consultation: I have successfully produced profits arranging investment groups, financing, and consultation services in the Commercial Real Estate industry for the past 3 years. I have recently created a new company with friends and past colleagues specializing in Commercial Real Estate Consulting. I have helped many investors get into the market for the first time and I am proud to say I have shown them all a profit, despite the turmoil of the real estate and financial market industries today. I need a website design from the ground up. I have a lot of the material and content ready to go. Size of site would most likely be between 6 and 10 pages. I am willing to offer a percentage of any sales created through site. This means the site produces a lead which eventually ends in a successful transaction be it Consultation Service, Finance Arrangement, Market Analysis, etc. Contact me for more details and I will give my contact information.

Smoked Meat Sales: I am trying to market a product for my father who owns a Butcher Shop in Oregon. He has been in business for over 20 years and built a loyal local client base through superior quality and service over the competitors. The most profitable part of the business is in the smoked meat retail sales. Profit margins on these products are huge. I own domain name and have web space. Just need someone to help me get the design finished. I am willing to offer a percentage of all direct sales created through website. I need a secure payment option that is not paypal exclusive as a must.

Regarding the real estate... Commercial finance isn't going anywhere soon. I'm still doing deals, and we just got over $250 billion injected into the banks recently. Wealthy people are buying MORE property now that prices are a bargain. Given the past 100 year history of this industry, I'm not worried. In any case, I own DW-Commercial.com and just had CarterJonesInvestmentServices get swiped from me as I had let the domain name registration lapse. I have a lot of info and ideas on this.

What is it that you can help with specifically?

Here's the deal - I have been searching these forums (around the web) for years looking for a real newb business guy that needs help. There aren't many real people out there.

So it takes me an hour or so to build a good search engine friendly layout, slap up some content and get 50 - 100 keyword phrases in the top ten for a small business. Most small businesses just can't afford a pro so the competition is really easy.

The hardest part is talking people out of an El cheapo $8.00 a month host that dooms most sites from the start.

So, get a good IIS host, a deciated IP, and make sure the DNS is correct - couple of hours work you're at the top - why not - beats wasting time replying to most of these scammers......lol


Hell most companies can't afford me anyway - (like this guy I told him I'd slap up a quickie and when he could afford to pay I'd finish - bad turn in the ecconomy lately - he's not finished - but what does he care......lol) Not much skin off my back - I was bored took me a few hours to play......lol - here's a report a week after launch - http://www.finedesigncloset.com/seo/menu.htm

Yes I have big clients but after I get them at the top it only takes a couple hours a day to maintain them. I sit at this damn PC 14 hours a day.....lol


Did a freebie once that actually hired me later .... that's very rare......lol


I can't take on another real client right now - sold too many hours a month, but I always like to play - ego thing I guess.


Never did a meat site - easy, not much problem, not 200 employees jobs on the line, no marketing dept to get fired, hell it sounds like a fun one.

LOL - just get a good host I'll throw up a template (or build your own and I'll make it work) and you can build it yourself. I don't have time to take on another client - but a meat site..... easy - 2 hours work.....

No charge - bye the way I like frontpage server extensions - it's just more fun to build live....

no open source crap please...........lol
